Statement from Minchinhampton Crown Inn Ltd concerning the recent applications for the refurbishment of the Crown Inn and change of use of the upper floors to residential development:
Minchinhampton Crown Inn Ltd (MCI Ltd) is the company specifically set up to support the reopening of the Crown Inn in Minchinhampton. MCI Ltd broadly supports Lucky Onion’s plans and proposals for the refurbishment of The Crown Inn.
MCI Ltd is, in particular, strongly supportive of Lucky Onion’s plans for the development of the ground floor pub and dining areas. MCI Ltd also supports Minchinhampton Parish Council’s attitude with regard to the retention of the Asset of Community Value. MCI Ltd regards the ACV as being important to ensure that The Crown Inn retains its historic role as a hub for the wider community.
However, MCI Ltd would like to make the following points relating to the details supplied with the planning and listed building consent applications:
a. MCI is disappointed that the planning application seeks to change the use of the upstairs accommodation into apartments that – as far as we can tell – will have no connection with the pub. This change means that the opportunity for attracting business, family and tourist visitors to Minchinhampton will have been lost, to the financial detriment of retailers and other businesses in the town. No explanation or justification based on future viability of the pub for the proposed change of use has been provided with the application.
b. With regard to the above, MCI Ltd would welcome more clarity from Lucky Onion as to their intentions for the upper floors. At present there is no indication as to whether the proposed apartments will be leased or sold, but MCI Ltd believes that it is important that the freehold of the building should remain intact.
c. In terms of LO’s submission, MCI Ltd notes that the Listed Building Consent application pays little regard to the need to respect the character and integrity of the listed structure and the Design and Access Statement is sketchy in terms of internal design, car movements and parking and design of the outdoor spaces.
d. MCI Ltd and the community of Minchinhampton are looking forward to the re-opening of the Crown Inn; but given the original motivation for the formation of the Company (see above), we wish to be reassured that the proposed changes will not undermine the long-term viability of the ACV and pub/restaurant business in this historic building in the heart of our town.
